With a unanimous vote the Zionsville Town Council approved the rezoning of 597 rural acres at Michigan and Willow roads that will become a luxury community in the heart of Zionsville. And while <a href="https://www.indyhomes.com/zionsville/">Zionsville </a> already has an abundance of luxury neighborhoods, <a href="https://www.indyhomes.com/zionsville/about-holliday-farms/" target="_blank">Holliday Farms</a> represents a new kind of community in Zionsville, complete with a mix of residence types, nature-filled green spaces, an 18-hole Pete Dye designed golf course (plus 9-hole executive course) and a club house overlooking Eagle Creek.
Our team was fortunate to meet with Brad Henke of Henke Development Group, the developer of Holliday Farms, to get an overview. We gathered at the old brick Holliday farmhouse just northwest of Interactive Academy. Under the noontime sun, Brad showed us a proposed map for the community, which is approved for up to 595 residences, a “village” area that will be home to a variety of restaurants and businesses, nature trails and park, and an enormous club house that will be the epicenter of the neighborhood with a fitness center, tennis, a pool with swim-up bar, several dining options and much more. As with their developments <a href="https://www.indyhomes.com/carmel/bridgewater-club/">Bridgewater Club</a> in Carmel and <a href="https://www.indyhomes.com/westfield/chatham-hills/">Chatham Hills</a> in Westfield, the Henkes envision a highly livable neighborhood that puts family and community at its center.
Hold your lot for $500
Lots began being staked in February 2019, and work on the golf course, which is expected to be completed in the spring of 2021, is humming along. A list of builders can be found <a href="https://www.indyhomes.com/zionsville/holliday-farms-builders/" target="_blank">here</a>. A $500 fee, which is fully refundable, holds your lot. With a variety of housing options to choose from—everything from two-acre estate homes to empty nest ranches to multi-story townhomes—lots are expected to be priced $95,000 - $500,000. Lot selection will be done via lottery, and those who hold their lots early will be prioritized. Conveniently located near U.S. 31 in Westfield, Chatham Hills recently opened its Phase 3. A variety of lot types are available, whether you desire an expansive view on the golf course with lakes and trees in the distance, close proximity to the Monon Trail, or private wooded and creek settings. Home prices range from $450K to $1 million-plus. Buyers have more than a dozen builders to choose from and the flexibility of beginning construction within a two-year time frame after closing on the lot. That’s certainly a lot of time to plan your dream home!

From guiding numerous buyers through a custom home build, I’ve learned many pitfalls to avoid and experienced many happy stories. Before putting a shovel in the ground, it’s important to take into consideration the complexity of the custom building process.
Top factors to consider when selecting an Indianapolis custom homebuilder

Your ears will likely start to tune into builders’ names when you’ve made the decision to build. What are people saying about builders? Have you heard of this builder before?
Talk with others who have built. A referral from a good custom homebuilding experience is the best place to start with a builder selection. Talk to friends, family and acquaintances that have built a custom home in Indianapolis. Once you have a shortlist of builders, ask each builder to supply three previous customer references. A great question to ask people who have built: What do you wish you would’ve known but didn’t at the time you selected your builder?
View product. Be sure to view homes built by the builder previously and if possible at different stages of construction. Custom builders rarely have model homes since the housing crisis. However, they do participate in home showcases like <a href="http://www.bagi.com/media/building-the-home-a-rama.html" target="_blank">Home-A-Rama</a>. Seeing the quality of material—likes lumber, insulation, house wrap and waterproofing—before the beautiful exterior and walls go up will give good insight into how quality-focused the builder is.
Understand energy efficiency. Every year, energy efficiency in new homes improves. The Builders Association of Greater Indianapolis (BAGI) is a membership trade association, which developed <a href="http://www.bagi.com/consumers/quality-builder-standards/quality-assurance-builder-standards.html" target="_blank">Quality Assurance Builder Standards</a> for local builders. These standards outline minimums for energy efficiency materials like insulation rating among other quality factors. Each municipality deems minimums as well. A hot term in building right now is <a href="http://www.hersindex.com/" target="_blank">Home Energy Rating System</a> or HERS index, which can be used to compare builders’ ratings for energy efficiency.
Determine quality standards that are above code. Having a builder meet the minimum standards is vital, but find out what the builder you’re considering are doing above code. Each community and municipality has minimum code requirements for materials inside and outside of the home such as wood or fiber cement siding, wood or vinyl windows, and minimum baseboard and trim sizes. Ask builders what they are doing above code and above community standards.
Discern the builder’s detail orientation. Knowing how the actual construction process will be managed is a key factor in customer homebuilder selection. Ask each builder about construction supervision and management. Who will be on site every day? See if the builder will provide documentation of its inspection process. The municipality and bank will have regular inspection points, but what how is the builder inspecting its own work along the way?
Verify the quality of subcontractors. Have the builder describe its subcontractor selection process and what factors do they consider when aligning the sub team. You can request references for the subcontractors, too.<br /><br />Require a no-lien contract. Indiana law allows an agreement between a purchaser and the primary contractor that no liens may be attached the real estate property. Indy Homes Team does not offer legal advice and encourages buyers to consider consulting a licensed attorney to review a no-lien contract. If a builder is opposed to a no-lien contract, buyers could deem that a red flag during the builder selection process.

Spring marks the busiest season to break ground on a new home in order to schedule a move-in date before school starts back at the end of summer. The Indy Homes Team has established relationships with all the Indianapolis-area builders; we’re seeing some exciting and new trends in home building. Here are some of biggest building trends:
Open concept floor plans draw the family in

With fewer walls, open plans encourage more interactive family spaces, where everyone can spread out a bit but still be together. More natural light flows into and through an open-concept home as well.
In-laws, baby boomer parents, and guests—all are welcome in guest quarters
Multi-generational and blended families are combining homes, so the Indy Homes Teams is on the hunt for welcoming spaces for each generation in the home. Often times, we find that a guest suite on the main floor will accommodate the aging population and increase of blended families. Many <a href="https://www.indyhomes.com/zionsville/new-construction/">new homes in Zionsville</a> have the ability to customize finished basement space to create a secondary master suite or small kitchenette.
Bigger isn’t always better
The gap between millennials and baby boomers isn’t wide when it comes to desired home plan and size. The Indy Homes Team works with all types of buyers and has found that both ends of the age spectrum want high-end finishes and detailed appointments in a home more so than huge square footage. We see that new homebuyers seek functionality in their space like built-in lockers and cubbies in mudrooms to act as drop zones for the family’s daily grab-and-go needs.
His, hers and my bathroom
We’re seeing families with more than two children seeking to build a new home in <a href="https://www.indyhomes.com/fishers/new-construction/">Fishers</a>, <a href="https://www.indyhomes.com/carmel/new-construction/">Carmel</a>, and <a href="https://www.indyhomes.com/zionsville/new-construction/">Zionsville</a>. Families look to have more than two full baths in their home. Whether it’s to avoid morning traffic jams (and potential grumpier starts to the day) or just to give everyone some privacy, our buyers keep requesting at least three full bathrooms. This request is also a result of the increased needs of blended families.
Indoors goes outside—more outdoor living space
Indianapolis-area homebuyers are adding outdoor living space to their new home wish list. Fireplaces, fire pits, built-in grills, and dining areas and seating are just a few features new home buyers want to see in their next home for family recreation and entertainment. Even though the economy is improving, families still want ways to find affordable entertainment at home, and outdoor living areas offer countless ways to stay and play at home.

Indianapolis new home construction plays an integral part of the Indy real estate landscape. For some buyers, new is the only way to go. For others, the <a href="https://www.indyhomes.com/blog/5-reasons-indianapolis-needs-you-to-list-your-home-now/">low inventory</a> of Indianapolis homes leaves no other option.
According to the Builders Association of Greater Indianapolis (BAGI), <a href="http://www.bagi.com/site/publisher/files/December%20Permit%20Press%20Release.pdf" target="_blank">2013 new home building permits were up 19% over 2012</a>. Steve Lains, BAGI CEO, said this increase indicates strength in the Central Indiana economy. Along with providing thousands of buyers a personalized dream home, builders generated over 15,000 local jobs in 2013.

For my sneak peek at Drees Homes’ new Clarity Collection, I visited the Brookhaven community in Zionsville, and there I found a collection of homes that will capture your family’s hearts. It certainly captured mine!
Drees’ new design concept is themed around “Home is where the heart is.” We hear that saying all the time, but isn’t it so true? And even more so if your family has a special haven to call their own—a place for togetherness, quiet, comfortable nights in and casual entertaining with friends.
